Roofing in Scottsdale: Local Crews, Local Code

Roofing in Scottsdale is a different trade than roofing in Phoenix or Mesa. The housing stock swings from 1970s ranch homes near Old Town Scottsdale to 12,000-square-foot hillside estates in DC Ranch and Troon North, and each roof type fails in its own way. Flat concrete tile dominates McCormick Ranch and Gainey Ranch. Foam and standing seam metal show up on custom builds near Camelback Mountain. We have worked these ZIP codes since 2019, pulling City of Scottsdale permits and matching HOA-approved tile profiles in 85251, 85255, and 85260. A Scottsdale roofing company that does not know the difference between a foam recoat and a tile underlayment replacement will sell you the wrong scope. We walk the roof, run a moisture meter and infrared thermal camera on suspect areas, and tell you what the deck actually needs. That is the whole job.

Explore Scottsdale services →

North Scottsdale roofs take a beating that central Phoenix roofs do not. Elevation climbs past 2,000 feet near Troon North, UV exposure is brutal from April through September, and monsoon outflow winds routinely strip ridge caps and field tiles off west-facing slopes. Add hillside access issues, HOA color palettes, and City of Scottsdale design review, and you have a market that rewards contractors who read the paperwork before they order material. We serve Scottsdale because the work is technical and the standards are high. That fits how we operate.

Services available in Scottsdale

Roofing Services Available Across Scottsdale

Every Scottsdale roof is on a clock set by sun and wind. Tile underlayment dries out and cracks. Shingle granules wash into gutters. Flat roofs pond after a hard monsoon. We handle the full list, from a free roof inspection in Scottsdale, AZ to a full tear-off and replacement, and we do it under Arizona ROC licensing with permits pulled through the City of Scottsdale.

Roof Installation

New roof installation in Scottsdale means matching the right system to the house. On a DC Ranch custom build, that may be standing seam metal over synthetic underlayment. On a Kierland spec home, it is usually architectural shingles or concrete tile. We set drip edge, ice and water shield in valleys, and ridge and soffit vents sized to the attic volume before the first course goes down.

Roof Replacement

Roof replacement Scottsdale Arizona homeowners schedule most often happens between 18 and 25 years on tile and 15 and 20 on shingle. We tear off to the deck, replace rotted OSB or plywood sheathing, and reinstall to current Arizona Residential Building Code roofing provisions. HOA color and profile approval gets handled before the dumpster shows up.

Roof Repair

Roof repair in Scottsdale covers a wide spread: a slipped tile in Old Town Scottsdale, a wind-torn ridge cap in Grayhawk, a failed pipe boot in 85254. We diagnose with a moisture meter and infrared thermal camera so we are not guessing at the leak source. Most repairs are done in one visit with matching tile or shingle from the original manufacturer line.

Roof Inspection

A roof inspection in Scottsdale should include a drone pass over steep or hillside sections, an attic check for daylight and staining, and a written condition report. We look at flashing, valleys, penetrations, and underlayment condition. If you are buying a home near McDowell Sonoran Preserve or selling one in 85259, this report is the difference between a clean close and a credit request.

Roof Maintenance

Scottsdale roof maintenance is mostly about beating the monsoon. We clear scuppers and drains on flat roofs, reseal pipe boots and vents, replace cracked tile, and re-adhere slipped tiles with roof tile foam adhesive. A twice-a-year visit in spring and fall catches the small failures before they become ceiling stains in your living room.

Residential Roofing

Residential roofing Scottsdale AZ work runs from single-family homes in McCormick Ranch to gated estates in Gainey Ranch and Troon North. We handle tile, shingle, foam, and metal. HOA submittals, City of Scottsdale permits, and material staging on narrow hillside lots are all part of the job, not add-ons we figure out later.

Commercial Roofing

Commercial roofing in Scottsdale means TPO and EPDM membrane systems on retail centers, modified bitumen on older office buildings, and flat roof repairs around Scottsdale Fashion Square and the Kierland corridor. We schedule around business hours, work in phases, and keep ponding water and clogged scuppers from turning into interior damage.

Tile Roofing

Tile roofing is the dominant roof type in Scottsdale, from Boral and Eagle concrete tile to clay profiles on custom homes. The tile itself lasts decades; the underlayment underneath does not. We replace failed underlayment, re-felt and re-batten, and reset cracked or slipped tile with proper fasteners and foam adhesive. This is the repair most Scottsdale homeowners actually need.

Shingle Roofing

Shingle roofing in Scottsdale takes the hardest UV hit of any roof type. Asphalt architectural shingles from GAF, Owens Corning, and CertainTeed hold up when installed with the right underlayment and ventilation. We replace hail-damaged and sun-brittle shingle roofs across 85251, 85254, and 85258 and warranty the workmanship.

Roof Leak Repair

Roof leak repair in Scottsdale, Arizona starts with finding the actual entry point, not the ceiling stain. Water travels along framing, so a leak showing up in a hallway often starts at a chimney, skylight, or valley 15 feet away. We trace it with a moisture meter and thermal camera, fix the flashing or underlayment, and test before we leave.

For homes

Residential Roofing in Scottsdale

Residential roofing Scottsdale AZ work is our core. The housing stock runs from 1960s ranch homes near Old Town Scottsdale to 10,000-square-foot custom builds in DC Ranch and Troon North. Most homes have concrete tile, but we also see plenty of shingle, foam, and standing seam metal. Homeowners here care about three things: stopping leaks, matching the HOA-approved look, and getting a roof that survives the next 20 summers. We handle all three, from a single cracked tile to a full tear-off and replacement.

01Tile roof underlayment replacement

Most Scottsdale tile roofs do not need new tile; they need new underlayment. We lift the tile field, replace the failed felt or synthetic underlayment, re-batten, and reset the original tile. This is the most cost-effective fix for 1980s and 1990s homes in McCormick Ranch and Kierland.

02Shingle roof replacement

Shingle roofs in Scottsdale take the hardest UV hit. We install GAF, Owens Corning, and CertainTeed architectural shingles with synthetic underlayment and proper ridge and soffit ventilation. Most shingle replacements in 85251, 85254, and 85258 are done in one to two days.

03Flat roof repair and recoat

Older homes near Old Town Scottsdale and some custom builds have flat or low-slope roofs. We repair TPO and modified bitumen membranes, clear scuppers, and recoat foam roofs to extend their life. Ponding water and seam failures are the most common calls.

04Hail and wind damage repair

Monsoon wind and occasional hail strip shingles and crack tile across north Scottsdale. We document the damage, work with your insurance adjuster if needed, and complete the repair with matching material. Emergency tarping is available same day during storm season.

  • Written fixed-price scope before work starts, with no surprise line items mid-job.
  • HOA color and profile approval handled by us, so your roof matches the community standard.
  • Magnetic nail sweeper run over the yard and driveway at the end of every workday.

For businesses

Commercial Roofing in Scottsdale

Commercial roofing in Scottsdale covers retail centers, office buildings, restaurants, and industrial spaces from Old Town Scottsdale up through the Kierland and Scottsdale Airpark corridors. Most of these roofs are flat or low-slope TPO, EPDM, or modified bitumen. The main enemies are ponding water, clogged scuppers, and seam failures after a monsoon. We schedule work in phases and around business hours so tenants stay open and customers are not walking around a job site.

  • Retail centers
  • Restaurants and hospitality
  • Office buildings
  • Medical and dental offices
  • Warehouse and light industrial
01Phased scheduling around business hours

We work nights and weekends when needed so your tenants and customers are not affected. On a retail center near Scottsdale Fashion Square, that might mean working one roof section at a time and having it watertight before Monday morning.

02Flat roof membrane expertise

TPO, EPDM, and modified bitumen are different systems with different repair methods. We heat-weld TPO seams, patch EPDM with proper adhesive, and repair modified bitumen with torch or cold-applied methods. The right repair depends on the membrane.

03Drainage and ponding water solutions

Ponding water is the number one cause of commercial roof failure in Scottsdale. We clear scuppers and drains, repair failed seams, and add tapered insulation or crickets to move water off low spots. That stops the leak cycle instead of patching it.

04Documentation for property managers

We provide written inspection reports, photo documentation, and repair scopes that property managers can use for budgeting and owner approvals. Clear records make it easier to plan capital roof replacements.

How We Execute Roofing Work in Scottsdale

Scottsdale roofs get worked in 100-degree-plus heat from May through September, so we start most tear-offs at sunrise and stage material before the sun hits the slope. On hillside homes near Camelback Mountain and Troon

01

Monsoon wind damage and missing shingles

Outflow winds of 60 mph and higher strip ridge caps, field tile, and shingle tabs off west-facing slopes across north Scottsdale. The damage is often invisible from the ground and shows up as a ceiling stain weeks later.

How we handle it We tarp and secure the roof same day, then do a full slope inspection with a drone to catch lifted or missing pieces before the next storm. Repairs use matching tile or shingle and new fasteners rated for the exposure.

02

Tile underlayment failure on 1980s and 1990s homes

Concrete tile roofs in McCormick Ranch and Kierland are original to the house. The tile is fine; the felt underlayment underneath has baked out and is letting water through at every batten line.

How we handle it We lift the tile field, replace the underlayment with synthetic or felt to spec, re-batten, and reset the original tile. This costs a fraction of a full tile replacement and buys another 20-plus years.

03

Hillside access and safety on steep lots

Homes in DC Ranch and Troon North sit on grades that make ladder placement and material staging difficult. A crew without the right equipment either damages landscaping or works unsafely.

How we handle it We use ladder stabilizers, roof anchor harnesses, and staging plans that keep tile and shingle off the desert landscaping. OSHA 10 and 30 Hour Construction Safety training is standard for our crews, not optional.

Recent work in Scottsdale

Recent Roofing Work in Scottsdale

These are jobs we finished in Scottsdale over the past year. They show the range: a tile underlayment replacement in McCormick Ranch, a monsoon shingle repair in Grayhawk, and a flat roof leak fix near Old Town. Same crews, same standards, different roof types.

01 McCormick Ranch
The problem
A McCormick Ranch homeowner had a ceiling stain in the hallway that kept coming back after two patch jobs by another contractor. The tile roof was original to the 1984 house.
What we did
We ran a moisture meter and infrared thermal camera across the attic and found the leak at a valley flashing, not the tile field. The underlayment under the adjacent tile run had failed. We lifted the tile, replaced the underlayment with synthetic, reset the tile with new fasteners, and replaced the valley flashing with metal.
The result
The leak stopped, the ceiling stain was dried and sealed, and the homeowner avoided a full roof replacement. Job took two days and cost about 40 percent of a full tile replacement.
02 Grayhawk
The problem
A Grayhawk home lost roughly 30 shingle tabs and a ridge cap during a July monsoon outflow. The homeowner found shingle pieces in the pool the next morning.
What we did
We tarped the exposed deck the same day and scheduled the permanent repair for the following week. The crew replaced the damaged field shingles with matching GAF architectural shingles, installed a new ridge cap with upgraded fasteners, and resealed all pipe boots and vents on the affected slope.
The result
Roof was watertight within 24 hours of the call and fully repaired in three days. No interior damage. The homeowner now schedules a pre-monsoon inspection each spring.
03 Old Town Scottsdale
The problem
A commercial building near Old Town Scottsdale had ponding water on a flat TPO roof and a recurring leak above a tenant space. Scuppers were clogged with debris and the membrane had a seam separation.
What we did
We cleared the scuppers and drains, repaired the seam with TPO membrane and heat welding, and added a tapered insulation cricket to move water off the low spot. Work was phased over two weekends so the tenant stayed open.
The result
Ponding resolved, leak stopped, and the tenant reported no further water intrusion through the following monsoon season. Roof was back in service each Monday morning.

Scottsdale problem patterns

Common Roofing Problems in Scottsdale

Scottsdale roofs deal with extreme heat, intense UV, monsoon wind, and a building stock that ranges from 1950s ranch homes to brand-new custom builds. That mix produces a predictable set of problems. A Scottsdale roofing company that works here every week sees the same failures over and over, and knows how to fix them so they stay fixed.

01

Monsoon wind damage and missing shingles

Why it happens Outflow winds from July and August storms hit 60 mph and higher, especially in north Scottsdale near Troon North and Grayhawk. West-facing slopes take the brunt, and ridge caps and shingle tabs lift and tear off.

Our approach We tarp and secure the roof same day, then do a full drone inspection to find lifted or missing pieces. Repairs use matching material and upgraded fasteners rated for the exposure, and we reseal every penetration on the affected slope.

02

Tile underlayment failure on older roofs

Why it happens Concrete tile roofs in McCormick Ranch and Kierland were built in the 1980s and 1990s. The tile lasts decades, but the felt underlayment underneath bakes out in 15 to 20 years and starts letting water through at batten lines.

Our approach We lift the tile field, replace the underlayment with synthetic or felt to spec, re-batten, and reset the original tile. This is a fraction of the cost of a full tile replacement and adds another 20-plus years of life.

03

Roof leaks at flashing and valleys

Why it happens Thermal expansion in Scottsdale's heat cycles metal flashing and sealant until they crack and pull away. Valleys collect debris and hold moisture. Chimney and skylight flashing are the most common leak points on both tile and shingle roofs.

Our approach We trace the leak with a moisture meter and infrared thermal camera, then repair or replace the flashing with new metal and code-compliant sealants. We test the repair with water before we leave and check the attic for any remaining moisture.

04

Ponding water and clogged scuppers on flat roofs

Why it happens Flat and low-slope roofs on commercial buildings and older homes collect dust, leaves, and debris in scuppers and drains. After a monsoon, water ponds and finds failed seams or membrane damage, which leads to interior leaks.

Our approach We clear all drains and scuppers, repair membrane seams with heat-welded TPO or modified bitumen, and add tapered insulation where needed to move water off the low spot. We schedule work around business hours so tenants stay open.

Scottsdale through the year

How Scottsdale Seasons Affect Your Roof

Scottsdale roofing runs on a seasonal clock. Spring is inspection and repair season before the heat. Summer is monsoon season, when wind and rain do the most damage. Fall is the window for full replacements and underlayment work. Winter is mild, which makes it a good time for maintenance and flat roof projects. If you are planning a roof replacement Scottsdale Arizona project, fall and winter give you the best scheduling and the least weather risk.

❊

Spring

March through May is the best time to catch small problems before summer. Tile cracks, loose flashing, and worn pipe boots are common finds. Temperatures are still workable for full-day jobs.

Tip Schedule a pre-monsoon inspection in April. We check flashing, valleys, and underlayment condition and fix small issues before the first storm.

☀

Summer

June through September brings 100-degree-plus heat and monsoon storms. Wind damage, missing shingles, and sudden leaks are the main calls. Crews start at sunrise to beat the heat.

Tip After any monsoon, walk your yard for shingle pieces or tile fragments. If you find any, call for an inspection before the next storm.

❄

Fall

October and November are prime replacement season. Temperatures drop, storms taper off, and material lead times are more predictable. This is when most full roof replacements get scheduled.

Tip If your roof is 18 to 25 years old, get a replacement quote in early fall. Booking now means the job is done before winter rains.

❅

Winter

December through February is mild in Scottsdale, with occasional rain. Flat roof leaks and underlayment failures show up after winter rain. It is a good window for maintenance and commercial flat roof work.

Tip Use winter for maintenance: clear scuppers, reseal penetrations, and replace cracked tile. A dry winter day is perfect for a full roof inspection.

Navigating Scottsdale: Landmarks We Use Daily

Scottsdale runs north-south along Scottsdale Road and Pima Road, with Camelback Road cutting east-west through the middle. We use landmarks like Camelback Mountain, Scottsdale Fashion Square, and TPC Scottsdale as orientation points when routing crews, especially during morning rush on Loop 101. If you are near McDowell Sonoran Preserve or WestWorld of Scottsdale, we know which access roads get you to the driveway fastest and where to stage a truck without blocking the street.

AScottsdale

Camelback Mountain

Camelback Mountain is a fixed reference point for routing crews through central Scottsdale. Homes on the north and east slopes are hillside builds, so we plan access and staging before we leave the shop.

AScottsdale

Scottsdale Fashion Square

Scottsdale Fashion Square anchors the downtown retail district near Scottsdale Road and Camelback. Commercial roofing calls in that corridor are scheduled around business hours and loading-zone restrictions.

AScottsdale

TPC Scottsdale

TPC Scottsdale sits in north Scottsdale near Bell Road and the Loop 101. It is a useful orientation point for routing to Grayhawk, Kierland, and the surrounding residential streets.

AScottsdale

McDowell Sonoran Preserve

The McDowell Sonoran Preserve forms the northern and eastern edge of Scottsdale. Homes backing the preserve often have larger lots and desert landscaping, so we take extra care with staging and cleanup.

We have worked Scottsdale since 2019, carry GAF and Owens Corning certifications, and complete over 1,200 roofs across the East Valley. Ask any contractor for their ROC number and a recent local job address before you hire.

A new roof in Scottsdale in 2026 typically runs $18,000 to $45,000 for a full replacement, depending on size, material, and access. Tile underlayment replacement alone runs $1,800 to $4,500 on a standard slope. Hillside homes in DC Ranch and Troon North cost more because of staging and safety setup. We give you a fixed written price before work starts.

Yes. The City of Scottsdale requires a permit for roof replacements and most structural roofing work. Your HOA may also require design review for tile color and profile before material is ordered. We pull the permit and handle the HOA submittal as part of the job, so you are not chasing paperwork.

Shingle roofs in Scottsdale last 15 to 20 years because of intense UV exposure. Concrete tile lasts 40-plus years, but the underlayment underneath fails in 15 to 20 years and needs replacement. Foam roofs need a recoat every 5 to 7 years. Flat TPO and modified bitumen roofs last 15 to 25 years with proper maintenance.

Yes. We offer 24/7 emergency tarp and leak response for storm damage across Scottsdale, including north Scottsdale and the hillside neighborhoods. Call us after a monsoon and we will get a tarp on the roof the same day, then schedule the permanent repair once the weather clears. Emergency roof repair in Scottsdale AZ near me starts with a phone call.
